The area remains in demand and because of this, businesses are looking for new spaces to expand and grow their clientele. There is a noticeable trend in the popularity of office buildings in the area, where collaboration and teamwork thrive. This adaptive reuse project attracted the couple’s attention, and it wasn’t long before they purchased the building. “We saw its potential when we first visited,” Laura said. “We weren’t sure what we were going to do with it, but we both saw it as an opportunity to create something special.” They set out to update, modernize, and breathe new life into the building constructed in 1979. Careful to preserve its unique character and feel, the Berazniks created a full-service workspace solution with a modern atmosphere. In addition to the exterior refresh, the interior has undergone a dramatic transformation. The space that once housed 65 individual offices has been modernized and now offers wide-open work spaces, lounge areas, and private rooms. Walnut, glass, and concrete finishes complete the building’s aesthetic. “We are proud that The Marilyn has a welcoming and new modern feel, but also that we have maintained many elements of the original building with its many touches of wood and its iconic 70s atrium,” Laura said. The Berazniks’ business, Nokona American Ball Gloves, has moved into The Marilyn, as have 16 other tenants who want the flexible options for fully-furnished private offices and seasonal space. Named after Laura’s mother, The Marilyn is an attempt to provide an office environment for people who want a socially creative space. By blending the line between work and leisure, The Marilyn is buzzing with activity. Each shared workspace is designated for the individual who has rented it, with an open area that’s ideal for networking. Both the shared and private offices have access to a range of amenities, including Wi-Fi, conference rooms, lounge areas, printing, mail and receptionist services, and an on-site restaurant called Muse & Market.
