24 JULY 2017 ARCAD A NEWS By Mallory Gleich Last September, the Arcadia News published a story on some of the soon to be developed retail properties that were popping up in the area. In particular, many developers were eager to set up shop along one of the busiest streets in Phoenix, Indian School Road. Nearly a year later, several of these retail facilities are at or near completion, and so far, business seems to be booming. 44 TH AND INDIAN SCHOOL The first tenant opened its doors on the southwest corner in September 2016. Since then, 11 more businesses have signed on to join the Arcadia Gateway complex. Brice Samuel’s father started Samuel and Company in the 1960s in the Seattle area, before deciding to expand to a second office to Arizona. The company bought and has owned the Arcadia Gateway plaza since 1976. “We build from the ground up,” Samuel said. “We decided to tear down what was there and build all new buildings.” Some of the newest tenants to take up residence on 44 th and Indian School are Sports Clips Haircuts, Elements Massage, Smashburger, Current Meditation and Uberrito Mexican Grill. The property became even more popular with the opening of Dough Bird Pizza and Rotisserie in April. “This is Sam Fox’s newest restaurant concept, so people were and are very eager to try it out,” said a spokesperson for Doughbird. Samuel said the biggest hindrance during building and construction was designing the complex. Designers debated whether to put an office building with a parking garage or bigger spaces for tenants like grocery or chain stores, but ultimately decided on space and separate restaurant buildings. “We wanted more of a local flair to the property,” Samuel said. “We want people to come once and come back.” The most recent project, Zoe’s Kitchen, will be open in early July. To finish off the complex, Hash Kitchen will start construction from the ground up around the same time. “We’ve owned the property for so long and are long-term owners. We want it to be a legacy-type project that will be around for a long time,” Samuel said. 40 TH AND INDIAN SCHOOL Although construction didn’t start until August 2016, the property at 40 th and Indian School was acquired by the Eisenberg Company in 2015. “We primarily build grocery-anchored shopping centers, so this was a ‘my backyard’ kind of project,” said Jason Eisenberg, vice president of development and acquisition for Eisenberg Company. The company was started by Jason’s grandfather in Kansas City in the 1940s. His father opened up the Arizona branch in 1978 and Jason started working for the company when he graduated college in 2004. When the company first acquired the building at 40 th and Indian School, it was challenged to determine a way to reuse the existing building, which happened to be a funeral home. “It was hard to get tenants to be comfortable being in a building that used to be a funeral home,” Eisenberg said. “It rendered it impossible, so we flipped the script and redid the entire setup.” Construction of the 14,000 square-foot property was completed in May. The tenant lineup includes Even Stevens Sandwiches, Masterpiece Coffee and Doughnuts, Radi8 Hot Yoga, Tacos, Tequila and Whiskey, a butcher shop, and Cold Beer and Cheeseburgers, which will open later this year. “It’s been crazy busy with lots of traffic, I think because the food is more than people expected,” said Angel, an Even Stevens sandwich slinger. The sandwich shop boasts live music on Friday and Saturdays and unlimited French toast for breakfast on Sundays. Tacos, Tequila and Whiskey has seen a positive response from the neighborhood as well. “Business is so far, so great! There is a lot of foot traffic with people walking and biking in this area, and I think once Cold Beers opens, the plaza will only continue to get busier,” said manager Gerard Collier. Eisenberg believes that Arcadia has always had a very strong restaurant market, but that it was underserved. “Indian School has become the epicenter of Arcadia, and with this newest plaza, it completes a kind of ‘restaurant row’ for the area,” Eisenberg said. 32 ND AND INDIAN SCHOOL The property at the southwest corner of 32 nd Street and Indian School was in need of a makeover, so De Rito partners stepped up to the challenge. The area, known as Arcadia Fiesta, received a whole new look, complete with new tenants and shopping opportunities. Ace Hardware and O’Reilly Auto Parts were there before construction started and stayed in the plaza with brand new exterior looks. New tenants to the area have included Ross, Dickey’s Barbeque, Chipotle, Anytime Fitness and Dutch Brothers Coffee. This month will see the opening of a McDonald’s as well. Shopping centers on Indian School continue to develop New stores are still under construction at 32nd and Indian School.
