Make it fun by making it pertinent to people’s everyday lives. Give them something they can see and now it becomes desirable. This explains why we couldn’t keep our February issue on the racks. We ran out of papers almost two weeks before we could get our next edition out. That’s why every issue since then has had at least one story about the history of Arcadia. This month in part three, Amanda Goossen wraps up the History of Arcadia Resorts and Hotels, which has been fun to research. We’ve uncovered so many historic photographs to go with interesting stories about the formation of this community, there’s no way we could ¿ t them all into a year’s worth of this paper. So we’ll put them all in a book. After the success of our February issue (“100 Years of Change”) I received an e-mail from Arcadia Publishing, a book publisher on the east coast. The name Arcadia Publishing is only a coincidence – there is no relation to the Arcadia News . Arcadia Publishing specializes in pictorial history books. They have covered over 400 different communities around the country, with each book containing roughly 200 photos to tell the story. Twist Continued from page 24 Tapping the local resources, they seek a local historian / writer to take on the project. It was an honor to receive the offer to represent our great community and it’s a massive responsibility to be accurate, fair and, most of all, make it fun. Our community’s story will be published next year, but as I do the research, I suspect we’ll be covering some of the topics in this paper. I’m excited to write this book as it will give me a chance to delve deeper in the people and events that have shaped Arcadia and made it what it is today. History will no longer be a form of witchcraft for me. No more rote memorization or answering thousand- word essay questions about why John Tyler was such a great president. Ol’ Johnny got shot in the war way back in 1200 B.C. – waterboard me and I’ll prove it. Greg can be reached via e-mail: greg@arcadianews.com. a ¿ nal determination of just compensation. Valuation. By statute, value is determined as of the date the lawsuit is ¿ led, which is often years before the case is actually tried. Fair market value is de ¿ ned as the most probable price a willing buyer would pay a willing seller on the open market. The most common method for determining value is by analyzing sales of property similar to the land being taken. Severance damages compensate for any decline in the value of the landowner’s remaining property caused by the government’s acquisition. Examples of severance damages include diminution in value due to impairment of access or proximity to noise or fumes. Neither business losses nor attorneys’ fees are recoverable in eminent domain proceedings. Conclusion. These are some basic concepts and legal principles landowners should know. However, every property is unique. Landowners facing condemnation should contact an attorney about their particular circumstances and rights. Arcadia resident Jennifer A. Cranston is a shareholder at Gallagher & Kennedy, P.A. and the 2012 president of the Maricopa County Bar Association. Condemn Continued from page 18
