p a i d a d v e r t i s e m e n t $5,000,000 Sales: A New Normal in Arcadia Proper For much of the last decade, a $5 million home sale in Arcadia was an outlier that was often tied to a single, standout property. The first time the $5mil barrier was broken in Arcadia was in 2016 when 6415 E Exeter was sold for $6,000,000. This was a stunning 9,221 sq.ft. home designed by Mark Candelaria and built by Nance Construction on a prime acre lot in Lombardi Estates. Since then, 57 homes have sold over $5mil! What was once rare air is now becoming a monthly occurrence that is paving the way for even higher sales in the future. Here is what we are seeing: 1. New Construction Has Redefined the Ceiling New construction builds are often bigger than ever with guest houses, resort-style yards, and other amenities. These homes are setting new comps for the future. 2. Buyer Profiles Have Changed Arcadia Proper is attracting buyers relocating from high cost coastal markets, where $5 million represents a lateral move rather than a stretch. These buyers are comfortable paying for land, architecture, and location. 3. Scarcity of True “Prime” Lots The supply of tear-down lots in Arcadia Proper continues to shrink. As inventory tightens, the best streets and view corridors command premiums that simply didn’t exist a decade ago. Arcadia Proper is no longer chasing luxury status, it is defining it. While not every home will trade at these levels, the presence of these large sales helps to permanently raise the profile of the neighborhood and anchors pricing on the higher end.
