p a i d a d v e r t i s e m e n t The One Feature Arcadia Buyers Are Starting To Ignore I’ve worked with plenty of Arcadia buyers who come in saying the same thing: “We need at least 4,000 square feet.” But more often than not, that number changes once they start walking homes. One couple I worked with last month was dead set on finding a newer 4,000+ sq.ft. home. We toured a few big ones with plenty of space, but most had awkward layouts: formal rooms they’d never use, extra hallways, and huge upstairs landings that served no purpose. Then I made a suggestion to see a 3,200 sq.ft. home with a functional layout that included an open kitchen and living room, dedicated flex space, usable storage, split floor plan, and seamless indoor-outdoor flow. Every inch of the house felt utilized and served a purpose. They bought that house. The lesson: square footage is a number and not a guarantee of livability. If you’re buying, don’t get stuck on a number. If you’re selling, don’t assume more square feet means more value. In a neighborhood like Arcadia where lot sizes, home styles, and renovations vary widely what matters is how the space is laid out and how it supports your lifestyle. The right layout, flow, and design often beats raw square footage and the smartest buyers in today’s market are starting to figure that out.
