The Tianyu Lights Festival is a nighttime walk- through experience that brings nature and art together. Open to all ages, the festival boasts more than 40 sets of lantern sculptures crafted by artisans using metal, steel, fabric and LED lights. The walk-through experience has four themed sections. According to the Federal Reserve, interest rates peaked exactly a year ago when the average 30 year fixed mortgage hit 7.79%. Today, rates are down to an average of 6.2%. For perspective, this makes a loan of $1,000,000 almost $1,100 cheaper per month! In Arcadia Proper, changes in interest rates don’t significantly affect the market. Over the past year, approximately 60% of the 86 sales were closed using cash. The average sales price in Arcadia Proper is now over $3,200,000 so the average buyer in this luxury market is driven more by an increase in wealth changes such as the stock market, business environment, and other high net worth events. In Arcadia Lite, the average sales price over the past year was around $1,600,000. This segment of the market benefits greatly from reduced rates as more buyers rely on mortgages to complete their home purchase. Every 1% reduction in rate is the equivalent of about $800 per month or about 10% of their monthly payment (if using $1,280,000 loan amount which is 80% of average price of $1,600,000.)
