At The Brokery, we live by our motto of Relentlessly Local. We are constantly striving to reinvest back into the local neighborhoods that our brokerage serves. Unlike our corporate competitors renting space in commercial buildings, we have a vested interest in the neighborhood and put skin in the game by actually owning o ffi ce locations in the areas that we serve. Recently, I have been even more inspired with the amount of other local business owners who are also working to strengthen our community through reinvestment such as Sam Fox with his Global Ambassador hotel, Tomaso’s Pizza taking on the NW corner of 32nd Street/Camelback, and Aaron Klusman who has many interesting projects in the works. Here are a couple of other developments currently happening in the ‘ hood... NW Corner of 56th St and Thomas Gone are the days of the thrift shop and Domino’s Pizza. The Hawkins Company just broke ground on 40 townhomes that will be built to rent. According to the company, residents will be able to choose from five di ff erent unit layouts in a mixture of two- and three-bedroom options, ranging from 1,206 – 1,582 square feet, with attached garages and covered patios. The site also includes private amenities, such as a ramada with BBQ and a walking loop. NE Corner of 56th St and Thomas A little self promotion here, but the old self-serve car wash at the entrance of Arizona Country Club that we tore down in 2021 will be developed into two luxury car condo / man caves. Each building will feature around 1400ft with a mezzanine level, 25 ft high ceilings for car lifts, and roll up door for versatile storage spaces. If you are a car guy, then this is for you! Completion is slated for around Fall 2025. NW Corner of 44th St and Indian School Locally owned furniture store, Found, just purchased the o ffi ce building north of Pei Wei and Pita Jungle which they will turn into their new store. This is hands down the best furniture store in Phoenix and up until now was out in Chandler. The best part about Found is that they have same day purchases o ff of the floor so the inventory is always changing. Sinclair on NW Corner of 40th St and Camelback Fun Fact: All of the land from 7/11 to Sinclair is owned by the US Bureau of Reclamation. The businesses that sit on this land are on long term land leases from the USA. There are currently plans in the works that will reimagine the Sinclair Gas Station into a mixed use project not only with gas, but food and other mixed retail o ff erings as well. In my opinion, the more busi- nesses up against the canal the better. Can you imagine just riding along the canal from spot to spot? SE Corner of 32nd St and Campbell An entity owned by Aaron Klusman assembled 5 residential lots fronting 32nd Street over the past few years. Those lots were rezoned last year to “Residential O ffi ce.” We are looking forward to this development bringing a nice anchor to the west boundary of Arcadia Lite to really solidify that portion of the neighborhood and complement ChopShop/Seedhouse.
