NOVEMBER 2023 8 SATURDAY 11/18 Festival of the Arts 11 a.m.-6 p.m. at Herberger Theater Center, 222 E. Monroe St., Phoenix. An outdoor, admission-free event that celebrates the art community! Patrons will find performances by more than 35 local dance groups, including Furious Styles Crew, Roman Orona, Ballet Theater of Phoenix, and more. There will also be art demos, live music, activities for kids, a vendor market, food and drinks. herbergertheater.org THURSDAY 11/23 Phoenix Turkey Trot 6:30 a.m. at Wesley Bolin Plaza, 1700 W. Washington St., Phoenix. Work up that turkey day appetite at the Phoenix Turkey Trot. Runners, walkers and joggers of all ages can check out the 10K run, 5K run or walk, or 1K gobbler dash. Post-race, there will be an awards show and snacks before you head out for the big meal. There will also be a costume contest, so dress in your turkey best. Registration is $20-$45. phoenixturkeytrot.com SATURDAY 11/25 Phoenix Flea 10 a.m.-5 p.m. at Heritage Square, 115 N. 6th St., Phoenix. Phoenix Flea is “not your typical flea market,” according to the founders. This event is a modern market showcasing Arizona’s makers, curators and beyond. Guests can check out small businesses showcasing handcrafted goods, fine art, curated vintage, modern fashion and design, and food and beverages. Tickets are $12 per person. phoenix-flea.myshopify.com THURSDAY 11/30 Enchant Scottsdale 6:30 p.m. at Salt River Fields, 7555 N. Pima Road. Enchant is an immersive walk-thru light show created from over four million sparkling lights. The event includes a 100-foot-tall holiday tree, an ice skating trail, live entertainment, Santa visits and a village marketplace with crafts, treats and cocktails. With that kind of title, you are probably wondering when the real estate bubble will burst. Luckily, this isn’t the flimsy soap bubble that your kids are blowing in the backyard or the 2007 housing bubble for that matter. This is the kind of bubble that you want to be in when things get real. Good schools, A+ location, great restaurants, and defi ned boundaries that insulate your home values when others get battered and bruised. While Phoenix as a whole is in a good place overall and resilient up until this point, I’m defi nitely seeing some cracks in the ice. Buyer demand in the lower and middle tier price ranges ($500,000 - $2,000,000) is soft and under serious pressure due to inflation and 8% interest rates. For example, a $500,000 mortgage at 7.75% is now around $4,100/month with insurance and taxes. Stack that mortgage with your average car payment of $729 for a new car and that is far too high for most Americans at this point. The story on the luxury side of the market feels a lot different though. Buyers of properties in and around Arcadia seem to be more cash heavy and less reliant on rates. This year there have been 32 sales over $2,500,000 in Arcadia Proper. Out of those 32 sales, 18 closed using cash. For that reason, I see the Arcadia market in a bubble of its own and one that I would want to be invested in if things start to deteriorate elsewhere.
