A staggering 80% of these homeowners have interest rates locked below 5%. Along with low rates locked in, most of these current homeowners have substantial equity tied up in their homes. The dilemma: For current homeowners to get a new home they would have to give up their once in a lifetime interest rate, use most of their equity to buy a new home, and have a new mortgage that is most likely thousands of dollars more per month than their current payment. Due to the facts above, not as many homeowners are selling. The caveat to all of this is that life still happens. Homeowners will have to make decisions to sell because of work relocation, death, divorce, lifestyle changes, and more. So while there will still be new homes coming to market, we do foresee less options moving forward and prices staying strong. As you can see in our charts below, average sales prices throughout the Camelback Corridor have remained resilient despite lower demand and higher interest rates. We did experience a slight dip in pricing as the market digested the rate spike in Q3 of last year, but home prices have since leveled out and are even increasing over the past few months. Princess Dr. This is UMOM’s largest annual event – get ready to bust out your western wear. Founded in 1964, UMOM provides shelter and support services for individuals experiencing homelessness in Arizona, and here is just one of the ways folks can help raise funds. Guests will find a live and silent auction, cocktails, snacks and entertainment. The fourth annual Glass Pumpkin Patch celebrates Halloween with artist Gregory Tomb’s unique pieces, which are – you guessed it – glass pumpkins. At this event, attendees will see 1,000 different pieces, all crafted by Tomb’s hand, and also be able to meet the artist. The pumpkins are available for purchase. There will also be door prizes and a raffle. Proceeds support the “Creative Kids: Tell Me a Story” program, which engages children in the literary arts.
