Fine dining and entertainment are in store at Herberger Theater’s seventh annual Plated and Staged event. The evening begins at the theater with hors d’oeuvres and live music. Dinner will follow at another location, but surprise – folks won’t know where they’re dining until they arrive. This event benefits the theater’s youth outreach programs. Who would have thought that one of the top banks in the country would go out of business and leave tens of thousands of customers without funds? Like many Americans, you are probably wondering if your money is safe anywhere in today’s world as black swan events seem to be occurring with regularity now. While nobody can be sure of what is to come, our bullish thesis on Arizona real estate continues to grow with the recent failures of Silicon Valley Bank and other respected banks. Here are our three takeaways from the recent events.... 1 If Americans don’t feel safe with their money in bank accounts, cryptocurrency, or the stock market, they may make real estate a bigger part of their portfolios. Real estate is an asset class that is easy to understand, tangible, and won’t disappear overnight. 2 To help ailing banks, the Federal Reserve will begin to slow their rate hikes which will make mortgages more aff ordable. Over the past two weeks, the 10-year Treasury which is the benchmark for mortgages has decreased from over 4% to 3.4% which was one of the most rapid declines over the past decade. There is still a large pool of homebuyers on the sidelines waiting for rates to drop so they can jump back into the market. Every time rates dip, we see a substantial spike in activity across our listings. 3 While Phoenix has done well at attracting new technology companies to the area, we are nowhere near the level of exposure as other cities such as San Francisco, Austin, and Seattle. These technology hubs were already reeling from mass tech layoff s prior to the recent banking failures and now the lack of liquidity is compounding their issues. At The Brokery, we remain bullish on our housing market despite some headline risk in the near term. There are currently only 14,300 homes for sale in a city of 4,500,000 people. This lack of inventory is keeping us in a seller’s market and if rates do in fact dip like we think, the market will remain resilient for the foreseeable future.
