p a i d a d v e r t i s e m e n t Then vs. Now The year was 2019 and the real estate market was rocking in the Valley of the Sun! There were 17,492 homes on the market and it was taking sellers 63 days on average to sell. Things had never been better for our housing market as homes appreciated steadily and markets worked efficiently. Then COVID happened.... Now, homeowners are upset when their daily refresh of Zillow doesn’t populate a number that is 10% higher than yesterday or their home takes longer than 14 days to sell. Unfortunately, there is now an unhealthy relationship between owners and their expectations of the markets. It is important to remember that once in a while we need to zoom out and re-evaluate just how far we have come. The “Total Inventory” chart below will show you that we are now normalizing back to 2018-2019 levels of housing inventory. Remember, not too long ago this level of inventory was considered historically low and fueled a very robust period for our housing market. Hopefully, the demand side will stay resilient and keep inventory from rising too much more in the future. We will continue to monitor these changes within our write up in the months to come.
