All of the buyer’s best antics of media driven fear tactics and history lessons on market crashes aren’t working. You are intently focused on the person across from you. Your eyes begin to feel dry and start to burn. You close them a bit, but not all the way. You crack a smile while remaining unshakable. You think to yourself over and over, “I will not blink!” You begin to get bored. This is starting to feel awkward, but you won’t give in. Your opponent finally blinks and you have won the game. Congratulations, but what did you really win? That is how the current real estate market feels. Buyers and sellers are locked in a fierce staring contest that has just started and nobody knows what to do. All of the buyer’s best antics of media driven fear tactics and history lessons on market crashes aren’t working, while sellers try their best to persuade some buyers off of the sidelines by gently reducing their lofty list prices. Unfortunately, the game has just started. While the market has shifted dramatically over the past 4-5 months in the favor of buyers, sellers still control their own destiny. Most homeowners have very little motivation to blink because they have refinanced to record low interest rates over the past few years. If they were to sell, they would have to pay a lot more for the next house and substantially increase their interest rate. With that said, there are still some realistic sellers who are choosing to sell to make a downsize, relocate for work, etc. If you are in that realistic seller bucket, now is the time to use the overpriced listings around you to your advantage. Price your home appropriately and it will look like a good value to the buyer when in fact it’s just true market value. To that note for sellers, the higher end of the market has remained incredibly resilient in the face of rising rates. Over the past week there were 3 sales over $4,000,000 in the Arcadia Proper area. The majority of the markets that we cover are starting to see more showings as we emerge from the summer months, but we aren’t confident the buyers have fully embraced the current environment just yet.
