p a i d a d v e r t i s e m e n t Returning to a Rational Market All spring and summer, asking prices have been 10-15% too high. This false sense of the market has lead the way for a slew of price reductions which you have probably heard about in the media. Welcome back! I hope that you were able to spend some time with your family and get out of town for a while. My family and I were able to escape to Coronado, CA for a few weeks. We had a blast teaching our kids (Cash, 7 and Kenzie, 5) about the Navy SEALS as we watched them train just a few hundred yards from our condo at the Shores. While I spent four years in the Marine Corps, these SEAL guys are just a different breed and it was great having my kids see their tenacity first hand. We are very fortunate to have guys like that serve our country. Here in Phoenix, it felt like a “normal” summer again. People were traveling, the streets weren’t as busy, and the real estate market was slower. This normalization of people’s lives, interest rates, jobs, etc. has moved the real estate market back to a rational market....it’s no longer a zoo! We now have three times as many homes for sale as we did in March and interest rates are hovering in the mid 5% range. This doesn’t mean that prices are going to plummet, but it does mean that sellers will actually have to compete in the market to get the best price. All spring and summer, asking prices have been 10-15% too high. This false sense of the market has lead the way for a slew of price reductions which you have probably heard about in the media. This doesn’t mean that actual “real” values are dropping, it just means that sellers got way too greedy with their asks and had to return to market value. The upper end of the market is still extremely resilient with multiple big sales in Arcadia Proper over the past month. To us, it feels like the $1mil - $1.8mil markets in Arcadia Lite are being affected the most by interest rates as those homes have become very expensive to own on a monthly basis. Moving forward, we believe that the market will reward premium locations and turn-key homes. This is no longer a rising tide lifts all boats kind of market. Your home will have to be priced appropriately and prepared for the market with curb appeal, staging, paint, and more.
