48 NOVEMBER 2018 By Elaina Verhoff If you drive by Lincoln and Scottsdale Road with any regularity, you’ve probably grown accustomed to seeing the vast parcel of land that is slowly being transformed into the Ritz-Carlton master planned community. But what exactly is coming and when will it be here? We talked to those in the know and got the scoop. Ritz-Carlton Hotel Although it may not look like it above ground, progress is being made on the Ritz- Carlton Hotel and Residences. “We start with in-ground services before everything goes vertical,” said Brendan Mann, principal of The Solvere Group, the company hired to handle the sales and marketing for The Ritz-Carlton. “Thirteen million dollars of infrastructure work has been done over last year and a half. Now an additional $37 million is underway and $200 million is in the pipeline. You just can’t see it.” Much of that investment is connected to the hotel, he says, which must be complete before a certificate of occupancy is issued. “The hotel and residences will exist at the same time,” Mann says. “The intended timeline is at end of 2019 or beginning of 2020.” The hotel will span 20 acres with a grand lobby overlooking Camelback Mountain. Mann says guests can also look forward to a 16,000 square-foot world-class spa, rooms featuring spacious suites with superior amenities and design, detached casitas and bungalows, and a main pool that will stretch nearly 400 feet, making it one of the longest resort pools in North America. A specialty dining concept will focus on seasonal produce harvested from an onsite herb garden and citrus orchard. The Palmeraie A high-end luxury shopping and dining destination called The Palmeraie will be an integral part of this luxury community. Spanning 18 acres at the corner of Scottsdale Road and Indian Bend Road, this “Rodeo Drive” in the desert will be home to more than 60 luxury and specialty boutiques and dining destinations. Mann, the The Solvere Group principal, says The Palmeraie will embody the luxury shopping future, which is highly experiential. “It’s exciting to talk to retailers as they go through the reinvention of luxury retail focused on guest experiences,” Mann said. Ritz-Carlton Villas and Estate Homes In a town long known for its expansive homes and acre lots, the availability of smaller homes and lot sizes in Paradise Valley are appealing to many. From homeowners looking to downsize to those who want the flexibility of a more lock and leave lifestyle, the appeal has been evident from the start. The first release of the Ritz-Carlton residences included 81 villas, priced from mid-$1 million to just over $5 million and ranging in size from 1,700 to 4,500 square feet. Mann says most of the villas were snapped up almost immediately in 2016, although some of those have become available again since that time, resulting in about 20 of these one-to-three-bedroom homes being currently available. The next release will occur this fall and will include 39 estate homes, priced from low-$5 million and ranging in size from 5,500 to more than 12,000 square feet. “Construction will start in beginning of 2019 and finish a year or so after,” Mann says. “All Ritz-Carlton residences come with full access to the hotel and all services associated with hotel.” Want your dog walked, dinner cooked, house cleaned, or a reservation at the restaurant or pool? Azure Paradise Valley by Shea Signature Shea Homes is debuting the first luxury community under its new Shea Signature brand with the grand opening of Azure Paradise Valley at the end of October. Located at Indian Bend Road and Mockingbird Lane, this exclusive guard-gated community will include 66 homes adjacent to The Ritz- Carlton Paradise Valley. The Shea team designed these homes in collaboration with Erik Peterson’s award- winning firm PHX Architecture. Priced from high-$1 million up to high-$3 million, Azure offers eight customizable floor plans with two to five-bedroom configurations ranging from 2,986 up to 6,800 square feet. These residences feature transitional architecture, with open floorplans, open riser staircases, and rolling walls of glass that offer a seamless flow between outdoor and indoor living spaces. Tony Lanese of Shea Homes says the Shea Signature team spent months examining and re-examining every little detail with the goal of creating the ultimate in Paradise Valley living. “These homes are designed for homeowners to maximize enjoyment of the available water features and stunning desert mountain views,” Lanese says. “Modern design is balanced with traditional elements like clean, cut stone and light, bright colors.” Convenience and walkability are key at Azure. With walking paths leading to nearby restaurants and shops, homeowners will be able to enjoy the pedestrian-friendly community, strolling to designer boutiques, specialty retailers, and gourmet restaurants.
