I hope that you all had a safe New Year and that your resolutions are intact. I'm not usually one to partake in the festivities, but after a few years of early New Year's Eve nights with the kids I decided to surprise Ashley with a quick trip to Las Vegas. We saw Bruno Mars in concert and then caught the fireworks over the strip with about 300,000 other people. It was a circus to say the least, but a great way to dance into the new year. Our 2018 over here at The Brokery has started off with a bang! Our team has put over $10,000,000 into escrow through the first few weeks of the year. Typically, we would see a slow down into the holidays, but this year our phones have remained on fire. We are operating in a very low inventory environment in most areas that is leaving buyers scrambling to find the right home. This is especially true in Arcadia Lite where there are only about 2.5 months of inventory available. It is a common refrain in my editorial, but the Camelback Corridor is thriving and we are lucky to live here. There are a ton of local businesses opening and many larger commercial projects on 28th Street/Camelback that are going vertical. Even the Town and Country shopping center has sprung to life and is now a premiere destination with the likes of Whole Foods and Grassroots adding to the mix. I'm very bullish on the Arcadia Lite and Biltmore areas for these very reasons. Also, as many buyers are being priced out of Arcadia Proper I believe we will continue to see the market move to the west side of the neighborhood where all of the action is. PRICE / SQ FT $378/SQ FT AVG. DAYS ON MKT 155 BILTMORE PROPER Q4 2017 NO. OF SALES: 16 AVG. SALES PRICE $1,068,938 AVG. PRICE / SQ FT $370/SQ FT AVG. DAYS ON MKT 206 Q4 2016 NO. OF SALES: 20 AVG. SALES PRICE $777,250 AVG. PRICE / SQ FT $287/SQ FT AVG. DAYS ON MKT 140 Arcadia Proper turned in a slower 4th Quarter at the end of 2017 than in past years. The market is overly saturated with 75 active listings at the moment which is about 9 months of inventory. While Arcadia Proper isn't following the trend of low inventory, the market continues to become more expensive because of newer construction. As prices continue to rise, we will see it take longer for homes to sell. There have recently been new home sales as high as $759/sq.ft. such as the sale at 4821 E Exeter Blvd. The Biltmore market remains steady. Now that the 2 Biltmore community has sold out, we will see average days on the market and average sales price creep back down. As a side note, we just listed two beautiful properties that would be perfect for Arcadia downsizers...2412 E San Miguel in the Taliverde community and 6119 N 31st Ct in the Biltmore Greens.
