I have a ton of information for you this month so I'm going to skip the cliche weather and end of the year talk. We are in a crazy market right now and I want to make sure that you are ahead of the game! As you read in my "Supply and Demand" article a few months back, the Phoenix metro area is experiencing a strong seller's market. There are currently around 18,000 homes for sale and each month approximately 8,000 of those homes are being sold. This means that there is a total of only 2.25 months of supply available before we are out of homes to sell. While those statistics aren't exactly true throughout Arcadia and Biltmore, there are parts of the neighborhood that are getting a big boost from the current market conditions. In particular, Arcadia Lite is exploding! I define the Arcadia Lite area as 32nd Street - 44th Street, Camelback to Indian School. Home prices in Arcadia Lite are up 20% year-over-year in Quarter 3 to an average of $675,911 and there are only 3 months of supply currently available. While Arcadia Proper residents are used to the ever present construction zones on their streets, Arcadia Lite is just getting used to it. As older homes are taken down for new construction, I would urge all residents in the area to keep an open mind and embrace the change. While you may not be fond of some of the developers, the market is increasing rapidly and driving your home values much higher...20% higher just in the last year! The Camelback Corridor as a whole is doing well as more buyers find value returning to a central location with convenience and entertainment as the driving forces. Without those few sales, the days on market were in line with last year at 131 days. This market is also experiencing tight inventory with only 34 homes currently on the market. Prices have also increased 18% year-over-year due to new construction sales at 2 Biltmore Estates and low inventory. In closing, if you are thinking about selling your home in Arcadia Lite or Biltmore, now may be the perfect time as your competition will be very limited. Arcadia Proper turned in a slow, but steady 3rd Quarter. The market is saturated with 69 active listings which is 7 months of inventory. While Arcadia Proper isn't following the trend of low inventory, the market continues to become more expensive because of newer construction.
