Some readers just want to say thank you for the insights, but most have very intimate questions about their home and situation. There isn't a better feeling for me than knowing that you leaned on me when one of life's biggest decisions comes knocking on your door. To celebrate this two year milestone, I thought that it would be fun to showcase some of the best comments and questions that I have fielded over the past month. How is everyone doing?" - Russ G, Biltmore We are doing great! Ashley and Kenzie are both at full health, and Cash is a proud big brother. We are like a traveling circus now...it is probably pretty comical to watch us get in and out of the car. "What is the latest on the Charlie Keating scholarship at Arcadia?" - Dana P, Arcadia I worked with Nathan Slater, the Principal of Arcadia last year, to approach the Scottsdale Unified School District about getting a scholarship set up. Since then, I have been in contact with Jeff King who is heading the project. Jeff is not only a current teacher at Arcadia, but also a fellow alumni who knew Charlie personally. The scholarship is good to go as long as we can raise $25,000 to fund the account. I'm looking for one or two local donors to fund the account. I would like anyone who is willing to donate $5,000 or more to call me immediately. I will match the first $5,000! Relentlessly Local (tm) is our commitment to the community to be the best local real estate resource available. We are all-in on the neighborhood and we thought that this little motto delivered our message in a big way. We like to say that our focus is 3 miles wide, but 50 miles deep. We don't need to be everything to everyone and are proud to represent local. "What part of the Arcadia neighborhood would be a solid investment?" -Lisa , Arcadia Lite Most areas of the neighborhood are extended and out of rental investment range at the moment. I really like the 32nd Street and Campbell area. I think a few blocks to either side of that intersection are really primed to pop with all of the new retail that is about to go vertical. ChopShop, a local favorite, will anchor the northeast corner and drive demand to the area. It reminds me of 40th Street and Campbell before it went bonkers. "I think that my Zillow Zestimate is off by at least 25%. How is that possible?" - Dave, Arcadia Zillow is like an agent from San Diego trying to value a property in Arcadia. They won't understand the local area and they have never seen the inside of your home. There is absolutely no way that an algorithm can accurately value your property. The computer doesn't know that you just installed new 7" oak flooring throughout and marble in the bathrooms. We routinely see online estimates off by at least 15-20% in most cases....either up or down. This goes back to why local is better. You need a broker who has intimate knowledge of the area and knows the underlying trends that are moving the market. Case in point, Zillow doesn't know that ChopShop is coming to 32nd Street and Campbell, thus their algorithm hasn't factored that important information into your value.
