No item or question is off limits, so please don’t hesitate to Ask the Appraisers! Q: I have a collection of canes and walking sticks. What can you tell me about them? (See picture above) A: The cane with the gooseneck, 10 karat gold “polo-style” opera handle is a circa 1900 (1890-1910) women’s walking cane. The women’s walking cane was used to facilitate walking, for fashion or for defensive reasons. It came in many shapes and sizes, and it is highly sought by collectors. The fair market value of such an item, depending upon condition, would be $175 to $225. The dark ebony finished folk art-style cane is from World War I, and is called “trench art.” Trench art was made of recycled war refuse such as driftwood, shell casings, spent bullets or whatever came to hand as the soldiers passed long hours in the trenches. Trench art objects are holders of soldiers’ memories and reminders of the conflict they faced. These pieces reveal where soldiers went and provide an idea of their surroundings. Something as simple and functional as a matchbox cover can provide a map of a soldier’s movements, while other more decorative examples show a desire to find and create beauty: to camouflage war in art. This carved wooden cane shows great care and craftsmanship. It has two sections called “Ball in Cage” or “Whimsy Ball” style in which the artist carves a ball or other object inside a cage from a piece of solid wood. It has the lettering “ARMY”, “US” and “MTC” (WWI Motor Transport Corps) carved into the handle, along with Mercury’s winged helmet inside a wheel (usually with spokes), the insignia of the Motor Transport Corps. It also has a ring of silver embossed with “American Red Cross 1918” around the upper section of the cane. It is in good shape, with slight wear on the edges, and one small chip. With its aesthetic quality and historical significance, this cane would have a fair market value of around $650. Quarter 2 Market Update Welcome back! I'm sure that your minds are still on vacation, but school is back in session. While you were away, Ashley and I welcomed our baby girl, Kenzie Scott Blalock, on June 30th at 10lbs 10oz. Both Ashley and Kenzie are doing really well and our son, Cash, is thrilled to big a "big bruver." I guess things are more predictable the second time around, but I can already see how managing two kids is a little harder than one. Cash is bouncing off the walls and crashing into the couch as mom tries to breastfeed with one arm, and stiff arm with the other. Nonetheless, our hearts are full and I'm excited to watch my kids grow up around the same neighborhood that I did. I wonder which one will want to join the family business first :) p a i d a d v e r t i s e m e n t r e a l e s tat e c o r n e r T U C K E R B L A L O C K y o u r a r c a d i a a n d b i lt m o r e r e a l e s tat e s p e c i a l i s t Before I dig into the numbers in the Arcadia and Biltmore neighborhoods, I think it is good to give you some information about the Arizona market as a whole. As of today, there were only 17,759 active listings in the entire MLS. This is roughly only 2 months of supply as the market sells about 8,500 homes per month. The only time that we have seen less actives in recent memory was during 2004-2005 and 2013. A healthy, balanced market typically has 4-6 months of supply. The Camelback Corridor as a whole continues to hold strong as the market is keeping the gains that have been realized over the past 6+ years. A lot of people tend to think that summers are slow, but the Arcadia and Biltmore areas tend to do well this time of year as families shuffle before school starts and empty nesters downsize to the Biltmore for a better lock-and-leave lifestyle. Both of these factors bode well for the summer market. ARCADIA PROPER The Biltmore is in true form as the Two Biltmore community ($2,000,000+ asking prices) which sits on the Adobe Golf Course is now almost sold out. Our team here at The Brokery personally sold 12 homes during the 2nd Quarter in the Biltmore. We have a lot of buyers that are still looking to buy in the area, but we are short of supply. If you live in the Biltmore and are thinking of selling your home, now is the time to take advantage of ideal market conditions. Please call us today so that we can get our buyers in the door! In Arcadia Proper, Quarter 2 saw three MLS sales over $3,000,000 and a quicker pace in regards to days on market. As you can see above, the statistics are very similar year over year when you compare the number of sales and average price/sq.ft. numbers. Last year, the days on market number of 208 is skewed because of the Nordon Manor sale which sat for 2,143 days on market. Without that sale, the days on market last year would have been 151 days. Although I don't have the numbers here, Arcadia Lite just had its first $2,000,000 sale and Lower Arcadia continues to thrive as it saw 6 sales over $800,000. Q2 2016 NO. OF SALES: 35 AVG.
